• Up to two well behaved dogs welcome. (not upstairs or on sofas please).
• Superb location, under two minutes' walk from splendid village amenities
• Ample parking for 3 or more cars on private front drive, with drive over cattle grid, so no hassle with gates.
• A few minutes' walk to stunning walks in the New Forest National Park. (You are in the middle of the New Forest).

• Children welcome. 
• 2 travel cots. (**BEDDING FOR TRAVEL COTS IS NOT SUPPLIED** PLEASE PROVIDE BEDDING FOR TRAVEL COTS**)

• Ponies and donkeys walk past our front gate.
• Dogs welcome (up to 2 well behaved, clean dogs). We love dogs, but do expect guests to please keep to the terms and conditions when bringing their "fur children". Dogs are not allowed in the bedrooms or on sofas, and we prefer not upstairs please. Some guests have unfortunately left us with a huge amount of fur and muddy footprints after their visit, (and even on the beds!), and we are very appreciative of those who have not! 

• Electric car charger, "Zappi" (Additional costs apply; standard cost price electricity, and a £10 single charge for the whole guest booking).

• wood burner. This is an Eco friendly, DEFRA approved wood burning stove.  Kiln dried logs, lighting wood etc are sold at the fuel garage and the hardware store in the village, both just a stone's throw away. Suitable for burning ONLY kiln dried wood please.
• Sunny rear garden,
• hot tub compatible rear garden. We do not have a permanent hot tub at the property, but you are able to hire one locally subject to availability.

• garden lights. Patio lights switched from the back door 
• the side gate entrance is definitely wide enough to deliver a hot tub
• The cost of the hot tub is not included.

• Space to work if you are "working from home" on holiday. (a desk in the lounge).
• Plenty of modern electric sockets and charging points (USB / USB-C) including in all the bedrooms.

• In the summer, the thick walls of the house help to reduce the heat, and we do supply fans (but not air conditioning) for the bedrooms.

• Lots of board games, toys, jig-saw puzzles, DVDs, and books, for all ages. includes chess, draughts, monopoly, bananagrams, mancala, snakes and ladders, cards and more.
• TVs of course, but you may not have time with all the local things to do! There are smart TVs in kitchen, bed 1, bed 2, and the lounge (which also has a DVD player).

• We are of course safety compliant with the 2023 changes; up to date with fire resistant doors, alarms, (smoke /heat /carbon monoxide), gas and electrical safety certificates, fire blankets and extinguishers, etc.

• Please bring your own:
• bedding for cot beds, (we supply bedding for the beds)
• dog beds and towels (we will happily provide a few dog towels for emergencies).
• comfortable footwear (walking boots and /or wellingtons are very useful in wet weather)
• a torch can be very useful for walks in the dark as street lights are limited to help the nocturnal wildlife.
• we don't provide picnic baskets or cold boxes, but there is a freezer.

We have been open only since early April 2025, following a substantial internal refurbishment and major re-landscaping of the back garden.
